Previous posters have already said it. Incompetent, arrogant, bad customer service, bad attitude towards clients, do not respond to emails or phone calls and technologically challenged. Avoid Smarta Strata at all costs. There are better Strata Managers out there. You and your Owners Corporation can do better.

Irene appears to be technologically challenged, and incapable of responding to emails. Arrogance or breathtaking incompetence? You decide. Either way, she’s a disaster to deal with.
To the previous poster? you may have had a bad experience but I think you should re write your post. 'gate keys' weren't working due to the 'gate code' being changed. I was driving past and read this. It makes your experience less believable. Cheers
Irene(the owner) is a horrible building manager, after trying to evict her as our strata agent she delayed in passing over all paper work for 6 months. Not only that on two occasions she sent out tradesmen to mess with our building gate which resulted in no ones gate key working. When called to assist us she sent us a quote over 2000 for the gate to be 'fixed'. Luckily we had someone knowledgable enough to just realise it was the gate code which had been changed. On top of these she has on multiple occasions avoided phone calls and not replied to any emails. NEVER USE SMARTA STRATA.
Smarta Strata are terrible. They never answer my calls. They do not communicate with me. Their service level is appalling. I would not recommend ever using this company.
