Big thanks to the team at L37 for delivering our dream home! We had a very specific modern look we were trying to achieve and had a strict budget. L37’s architect and interior designer worked hard to gather all our ideas and integrate it all into a beautiful and cohesive design that not only looked great but practical at the same time. They didn’t just slap together our ideas blindly, and were honest to tell us when some of our ideas would not work well or were “dated". Due to our budget they allocated the budget to where it was most important. When it came to the construction phase the whole process was laid out very clearly. A construction manager was responsible for each major phase of the build, and everything happened smoothly with excellent communication of progress and issues. The team was very fussy and made sure everything was perfect and done on time. When it came to the handover, the defects team combed through every part of the house and identified anything that was not right and fixed it up really quick. Any issues we have had since we moved in have been dealt with really quickly and the same care has been displayed since the start of the process. The only feedback I could provide is that it would be great if L37 did the landscaping as well! This is perhaps something they can add on in the future. I would highly recommend L37 to anyone no matter what styles of house you are looking for and what budget. We have the best looking house on the street as it’s both modern and timeless all at once and doesn’t have anything that we would get sick of in a few years time.

I love my home, I really do. But unfortunately, there have been some issues and at times, I feel as though I am not being taken seriously. One particular issue I am having at the moment which has not been dealt with by your warranty group, 48 Degrees is capping on the house which has caused significant discolouring of the render, cracking of the render and is now growing moss. The individual that inspected the property stated that the capping had been installed incorrectly and instead of facing the other way into the roof where it would drain through the down pipe, it was facing down towards the ground, which is why all of this was happening. I thought great! They know what it is and they'll sort it out. It was left at this and I waited for further action on the matter (as well as action on the constantly leaking windows). When I received a call days later from 48 Degrees, I was told that the claim had been rejected as someone had moved the capping themselves or it had apparently just moved on its own. This was completely different to what was communicated to me and I was shocked. Not only do I have leaking windows that I apparently have to wait on A&L for (which mind you, leaked again last week and I needed to put tea towels along the ledge and there's a slight breeze coming from the windows), I also had this thing that I would have to fix on my own, even though it was stated that it had been installed incorrectly? I'm shocked, I am defeated. I love my home and I want to be here for as long as possible. But it is extremely exasperating, dealing with this constantly and feeling as though I am forever fighting an uphill battle. It is tiring and soul crushing, and it is not something someone should have to forever deal with.

I have to say we had such unpleasant experience with the house we bought back into 2013, the house was built in late 2014. it is a townhouse and was in a new real estate area, the whole project were done via Latitude. the second year, in 2015, several townhouses in that area had roof leaking issue, under the uncovered balcony. builder did send a group of people come and fix. however the same thing happened in 2016, and it happened when we were trying to sell the property. maintenance work definitely caused lots of issues in the selling process and we ended up not receiving a good offer; in 2018, same issues happened, tenants reported and workers came and fixed. now it's 2021, guess what? I had to contact Latitude and request the same thing....... how am I supposed to rate you?

We built with Latitude 37 approximately 3 years ago. We are pleased with house but the design and build had its ups and downs. Writing review after three years as buliding trauma has subsided. Trades were of mixed quality. We had a lot of input into design and they do offer more than other volume builders in this stage of the building process. Poor plumbing, low quality A&L Windows, wrong cabinetry, brickwork not meeting Australian Standards and discrepancies between items listed in the contract and that supplied caused most issues. Most were worked out after negotiation and hence pleased with final build. The reason for 2 stars is that we were often told that our 330k build was not a priority compared to larger builds and site managers needing to be shown building faults by an independent inspector for it to be remidied at times. Group 4, Latitude 37s building surveyor at the time who inspects prior to progress payments is useless. Don't rely on them to pick up faults not meeting Australian Standards or poor workmanship. I am glad other people have had a better experience.

The homes are more than luxury I absolutely love the way it is designed and created. My dad used to work here and most of the homes my dad created. I used to love when my dad bring me to the homes I would look at them and say wow I wish I had a house like this. Sometimes they didn’t/wouldn’t pay my dad witch was really upsetting. Overall it is a great company and maybe one day when my dad can afford a home like this we can buy one.

We're delighted with our new Latituide 37 home! The designers did a great job meeting the specific needs for our growing family, taking in the views we wanted to capture, and incorporating our pool so we could easliy keep an eye on the kids. The 11 month build went well, and we appreciated the communition we received during both teh designa nd build process. Very happy!

Update 2: The third party has now reimbursed me with the full amount paid to the contractor that I have contacted personally to fix the issue. Latitude has fast tracked this process for me and I am grateful for it. Thanks! It would be good for 28 degrees to have their own website/responsive customer service hotline in the future for this to not impact future clients. The warranty and claim process should also be specified at the very beginning, from the first contact of client with the warranty/claims department. Update: The third party (28 degrees) who deals with Latitude's warranty/claim got back to me the next day after I posted my review above. They do not have a working website for any sort of complaints which made it difficult to communicate with them when things go wrong. I am awaiting the reimbursement for the repairs. Will update again when I have the case fully resolved. I'd give a 0 star if I can. I normally am quite generous with my reviews in giving star ratings. It's been a month and they still can't work out if my home warranty (of 5 years) is able to cover the defect that happened due to storm. They asked for pictures and personal details but their reply to queries take forever. I was not about to wait for more than a week for the defect to get worse and so I paid out of pocket to fix it myself. Will amend review once they finally get back to me about the situation.

Outstanding. They built our dream house for us in Elsternwick and we couldn't be more thrilled. The planning & design team were great: helpful, patient!, and full of inspiration with ideas we never would have thought of. The build team was equally terrific, with great communication, professionalism and attention to detail and quality. Same with the admin team and the MD. We've been in the house for two years now and the whole family absolutely loves it. We looked at many builders, ranging from boutiques to the volume builders and are very happy we found Latitude 37. I could not recommend them any higher!
