Very disappointed. OTS were the suppliers of fire protection services to our 51-lot residential and retail building. After we got sick and tired of all the excuses and we dismissed this company, we had a full audit undertaken and we were appalled at what we found. For example, fire extinguishers were out of date and should have been replaced. Tags throughout the building, which are used to indicate completion of a service call, had not been stamped. Most of the emergency lighting in the stairwell was in such poor condition that it did not illuminate at all when tested. In the event of a power failure, large sections of the stairwell would have been completely dark. An evacuation of residents could have been extremely hazardous. That failure of the lighting system to operate as required should have been identified and rectified ages before. Also, the fire panel had been hot-wired to eliminate the visits required by OTS for smoke detector isolation when the car park was being swept, but we were still being charged for the isolation visits as if they had happened. The hot wiring also meant that the early warning system in the basement levels was not operational. The most expensive OTS shortcoming is still being rectified. We have a bill for more than 12k for repairs to the MFB room, resulting from a failure by OTS to start the diesel engine each month and to do a full assessment at the end of each year. The digital clock showed that the engine had been run for a grand total of less than one hour, which is likely to be merely he time taken for the original commissioning. There should have been more than 17 hours on the clock for proper testing and identification of issues during the 5-year period that OTS had the contract.

After recently taking over the fire system maintenance at A country hospital , I have never been so disgusted in the way you tested and looked after the site , example the fire panel wasn’t programmed properly at all the valve monitor wasn’t even wired in , it had a resistor across the cables Relays have been wired of the loop wiring which caused the panel to never work properly Every single asset was out of date this includes extinguishers some from 1994 , hose reels hydrants The fire detection system also was the same.
